  • To address structural concerns and improve load distribution, this project involved significant changes to the loft flooring system.
  • Two steel beams were installed to reinforce the structure, while existing joists were repositioned to a lower level for better alignment and support. 
  • A new supporting wall was constructed to stabilize the modified framework, and the steel beams were boxed in for a clean, integrated finish. These upgrades ensure long-term durability and prepare the space for future use or renovation.

Kitchen Wall and Roof

  • This phase focused on structural improvements to the kitchen area, beginning with the foundation work and the erection of a new wall. 
  • A redesigned roof structure was installed to enhance durability and accommodate a Velux window, bringing in natural light and ventilation. 
  • At the kitchen entrance, a frame beam was added to support the opening and ensure long-term stability. These upgrades not only resolved existing structural concerns but also improved the overall functionality and comfort of the space.

Crack Repair

  • This property exhibited structural cracks across multiple areas, including Room 3, Room 4, and the loft. To restore integrity and prevent further movement, we implemented targeted crack repair solutions using HeliBars and bonding grout.
  • HeliBars were installed to reinforce weakened masonry and redistribute structural loads, while specialized bonding grout was applied to seal and stabilize the cracks.
  • These repairs not only addressed visible damage but also strengthened the underlying structure, ensuring long-term durability and safety throughout the affected areas.
